Guidelines to Posting a Property Listing
General Requirements
- Ad Spaces are available for recreation, vacation, and vacation investment property only.
- An Ad space is for a specific term of 3, 6, 9, or 12 months. There is a limit of 10 listings per Ad Space. Property listings can be replaced anytime during the term of the ad space. For example, an advertiser can post 10 different listings for one month each during a 3 month Ad Space term for total exposure of 30 listings.
- List prices are required. This field will not accept punctuation marks.
- Advertisers are encouraged to use as many fields as possible to achieve targeted response. Many fields are mandatory, such as "location" fields. If a menu has not listed a field that is most appropriate for your property listing, please send a request to us by using our contact form...and expect a response within 24 hours.
- An e-mail address and web site URL are restricted to use only in those respective fields.
- All upper case (CAPS) is prohibited in any field.
- No property listings can be marked as "sold". If you wish to replace a listing, please delete the subject listing/property first, otherwise you won't be able to add another. In the case of a listing with multiple units at the same address - a condo project for example, which offers similar units with the same criteria and type - there is a 2nd address line available that may be used to list the similar unit numbers. As these similar units sell, and if other similar ones become available, simply edit the unit numbers in the listing data.
- The Property Description field offers the advertiser an unlimited word count to accurately describe the subject property and the area within which it is located. When writing your text, why not keep the objectives of a prospective buyer in mind, whose interests and goals may differ from your perception of the property's potential. You may want to note proximity to major highways and emergency services if located in a remote area; mileage to airports and other access routes - landlocked or otherwise - if in a distant tropical locale; and services offered (rental management for example) in the area if in a country foreign to a qualified prospect. Also, be sure to mention any financing or mortgaging options available. The more information a visitor/prospect has, the more he or she is apt to respond.
Photos
- Photos must be of reasonable quality and represent single photos only. Poor quality photos will result in the rejection of the property listing.
- Only JPEG and PNG Images are allowed.
- Image files should be no larger than 6MB.
A friendly reminder that times have changed...this is not like print advertising of the type omitting information in hopes of generating a phone call. Internet buyers spend more time researching on the Internet, and much less time viewing property with an agent than a traditional buyer, thus expect accuracy and disclosure in advertising, and ultimately prompt replies to their inquiries.
